The timeframe for a foreclosure varies from county to county, but this is an example of what a typical foreclosure timeframe might be:
- First 30 to 90 days - Homeowner does not make monthly mortgage payments.
- After 90 days - Lender can file a mortgage foreclosure lawsuit in court.
- 28 days - You receive notice of a mortgage foreclosure lawsuit. You have 28 days from the date of service to file an answer with the Court.
- After the 28 days - If an answer is not filed within the 28 day deadline, the lender can get a Default Judgment against you and ask the Court for an order to sell your home.
- Next 3 to 6 months - After the Default Judgment, your home is appraised to determine its value at an auction conducted by the County Sheriff's office. The sale date is published in the local newspaper 30 days prior to the sale. Most counties list properties up for auction on their website.
- Day of Sale - Auction takes place and a "winning bid" is accepted. Bidding usually starts at 2/3 of the appraised value.
- Next 2 weeks - Lender asks the Court to "confirm" the Sheriff's sale. The Court will order a Sheriff's Deed to the auction winner. You no longer own the property.
- Next 2 to 4 weeks - The new owner requests the Court to have you removed from the property. The Sheriff will generally give you two weeks to move out of the property.
The entire process can happen as quickly as 6 months, so if you are having problems making your mortgage payment, contact us immediately. The sooner you act, the sooner we can work to help keep you in your home.

Our goal is to help keep you in your home and there are a number of options we can help you with:
- Refinance: If you have a good payment record and the ability to continue making payments, this may be your best option. Contact Wright-Patt Credit Union's Mortgage Department at (937) 912-7681 or (800) 762-0047 ext. 7680 to talk with a Mortgage Originator about refinancing your existing loan.
- Repayment Plan: In this solution, you make your monthly payment plus a portion of the past due payments until the loan is current.
- Reinstatement: You pay the total amount owed in one lump sum by a specific date.
- Forbearance: Your payments are reduced or suspended for a short period of time, usually three to six months. This option is often combined with a repayment plan or modification that brings the account current at a specific time.
- Loan Modification: Your loan is permanently changed in one of the following ways: adding the past due payments to the existing loan balance, changing the interest rate, including making an adjustable rate into a fixed rate or extending the number of years to pay.
- Claim Advance: If the mortgage has insurance (PMI), you can take an interest-free loan to bring the account current and allow several years for repayment.

In 2006, the Ohio NeighborWorks organizations created a Home Rescue Fund for low and moderate income households that are in danger of losing their home. This fund can provide funds to assist in a rescue loan for individuals behind on their mortgage and in danger of foreclosure.
- The total assistance available per family is approximately $3,000-$5.000 depending on income level.
- It is intended to help borrowers who have fallen behind for some reason buy are now able to make their monthly payment. They are just having difficulty "catching up" on the amount past due.
- The reason for delinquency must be "cured" – this means that if you fell behind on your mortgage due to layoff – you must be back to work.
- This is a "forgivable mortgage loan" – if you live in the home for a minimum of three years, you are not required to repay the funds. If you leave the home before the end of three years, you will be required to repay the amount.
- Other requirements and guidelines may apply.

We do have to place some exclusions on the program. These exclusions are related to decisions you may make as the borrower. Here's what they are, and why they are needed.
- Should you choose a third-party lender product such as a government loan (FHA or VA) or a loan through Personal Credit Solutions, the guarantee is not offered since we cannot control their fees. We will work with the lender to ensure that you are provided a fair and accurate Good Faith Estimate.
- Should you choose to increase your loan amount from the original request in excess of $10,000, we will not be able to offer the guarantee. Some closing costs, such as title insurance, are based on the loan amount.
- Should you choose to purchase borrower title insurance, this item will not be covered in the guarantee. All other closing costs will be guaranteed.
- Should you choose to purchase discount point(s) after the initial application, this item will not be covered in the guarantee. All other closing costs will still be guaranteed.
- Should you choose a construction loan, the number of draws will affect the closing costs. Therefore, costs for draws and title updates will not be guaranteed. All other closing costs will be guaranteed.
- Finally, prepaid items - items that are paid in advance - are excluded from the guarantee. They include prepaid interest, prepaid hazard (property) insurance, prepaid property taxes, and other prepaid charges that are not paid to Wright-Patt Credit Union or myCUmortgage. These amounts are dictated by third party providers, such as your insurance company or the County Treasurer. Wright-Patt Credit Union has no control over these items, and therefore cannot guarantee them.

When opening a new account with WPCU, members sign a Master Membership and Account Agreement. The purpose of the agreement is to define ownership of the account and provide convenience to you when making changes to the account. Once a Master Membership and Account Agreement has been signed, all owners of the account can add additional shares without completing additional paperwork.
Here is the important information you should know, by signing the Master Membership and Account Agreement you are agreeing to the following terms:
I hereby authorize Wright-Patt Credit Union, Inc. (the “Credit Union”) to establish this account. All persons signing this Master Membership and Account Agreement (“Master Agreement”) are joint owners of all account proceeds, including all dividends, with right of survivorship. This Master Agreement is a continuing authorization to open any additional share/deposit sub-accounts (excluding Individual Retirement Accounts) on the verbal, electronic, or written, request of any owner. I/we understand and agree that this Master Agreement shall govern all share/deposit sub-accounts subsequently opened. Ownership, including payable of death beneficiaries, on all sub-accounts will be the same as set forth above. If I/we desire to have accounts with different ownership interests, I/we will execute additional Master Agreements. If a checking account is established, the primary share account will be the default overdraft source.
The Credit Union is hereby authorized to recognize the signature(s) subscribed hereto in the payment of funds or the transaction of any business for this account. I agree to allow the Credit Union to obtain periodic credit reports. The right or authority of the Credit Union under this agreement shall not be changed or terminated except by written notice to the Credit Union which shall not affect transactions theretofore made.
I acknowledge receiving a copy of and agree to be bound by the terms and conditions of this Agreement, the applicable Truth-in-Savings Account disclosures, the Membership and Account Agreement, the General Fee Schedule, and the Rate Sheet, which are hereby incorporated and made part of this Agreement. The term “I” refers to each person signing this Agreement.
-
An overdraft can occur when you do not have enough money in your account to cover a transaction, but we pay it anyway. At WPCU, our standard overdraft practice is that we do not authorize and pay overdrafts for any transactions when you do not have sufficient funds in your account to cover the transaction, unless you ask us to by selecting one of our overdraft coverage options. You may add or remove an overdraft coverage option using our Overdraft Coverage form and Overdraft Coverage for Debit/ATM Transactions form.
If you select one of our overdraft coverage options, we pay overdrafts at our discretion, which means we do not guarantee that we will always authorize and pay any type of transaction. If we do not authorize and pay an overdraft, your transaction will be declined and your account assessed a Non-Sufficient Fund (“NSF”) fee as outlined in our General Fee Schedule and Important Account Information. The only exception is everyday debit card and ATM transactions, for which we do not charge a NSF fee when declined.
Additional information regarding overdraft coverage options, your account balance, how overdrafts are calculated, and associated fees can be found in our Important Account Information and General Fee schedule.
We offer several overdraft coverage options to help you protect your account:
- Overdraft Protection: If you do not have enough money in your checking account to cover a transaction, we can transfer funds to cover the insufficient balance from a share account or line of credit you designate. Transfers are completed in increments of $100 or the available balance, whichever is greater, and there are no fees charged for transfers from a savings account or line of credit. However, if you choose a line of credit, interest will accrue starting on the date of the transfer. There is no limit to the number of transfers that can be made, and there is no limit on the total fees we can charge you for overdrawing your account.
- Debit Card Coverage: You can elect Debit Card Coverage to authorize overdrafts on your checking account for transactions using a Debit/ATM card, which includes signature and PIN-based point of sale transactions as well as ATM transactions; however, we pay overdrafts at our discretion, which means we do not guarantee that we will always authorize and pay any type of transaction. With Debit Card Coverage, we may pay the transaction as you have requested, but take your account negative. There is a Debit Card Coverage Overdraft Fee, per item, for each transaction we cover. If you do not select Debit Card Coverage (or any other coverage options), we will simply decline the debit card transaction at the merchant. There is no limit on the total fees we can charge you for overdrawing your account.
- Courtesy Pay: We also offer Courtesy Pay, a separate coverage that is available for checks you have written and transactions you authorize using your checking account number, including automatic bill payments and ACH transactions. If you do not have enough funds in your account to cover a check or ACH transaction and your Overdraft Protection options have been exhausted, we can honor your transactions, at our discretion, and draw your account negative. WPCU will assess our standard Courtesy Pay Overdraft Fee, per item, as outlined in our General Fee Schedule and Important Account Information, but you may avoid having the transaction declined. The maximum number of overdraft payments using the Courtesy Pay Option per month is ten (10), and the maximum number of overdraft payments using Courtesy Pay per twelve (12) month period is 60. If the maximum is reached, your transaction will be declined, and you will be charged a Non-Sufficient Funds (NSF) Fee per item.
In cases where your account does not have a sufficient balance to cover a transaction you have protected with overdraft coverage, we will attempt to cover your transaction using the least expensive option you have selected first. In the event more than one coverage option is needed to pay your transaction, you will only be charged one fee, which will be the highest fee for the coverage options used.
You have the right to revoke your overdraft coverage options at any time. To revoke your selection, you can visit any member center location, or contact our Member Help Center.
-
By simple definition a beneficiary is “a person, organization, etc., that receives money or property when someone passes away”.
If you have a joint owner on the account, they will automatically become the recipient of the funds. If you do not, by designating a beneficiary(ies) you can rest assured that upon death, your money will be paid out to the named beneficiary(ies) without the hassle or aggravation of legal intervention (probate).
We do recommend that you designate a beneficiary for your peace of mind. This can be done when you open the account. You can also update or change your beneficiaries anytime by visiting a Member Center or contacting our Member Help Center.
-
If you are notified by the IRS that you are subject to Backup Withholdings, the Credit Union is required to withhold 28% of the dividends paid to your account and send them to the IRS. Any such payments will be included in the annual 1099-INT statement provided to you by the Credit Union.

The request for a payment skip can be made up to 6 months in advance of the monthly payment chosen and the request will automatically be processed on the date requested. There is a small fee of $10.00 per skipped payment that will be collected at the time of the request. Finance charges will continue to accrue on the loan during the month of the skipped payment, but no late fee will be charged.
To be eligible, you must have a positive balance, no late payment history on the loan of more than 31 days, have had the loan more than six months, and be current on all your WPCU loans.

-
Once you've hit your credit limit, simply pay it down to free up some funds on your credit line.
